The 2026 South Carolina VA Loan Guide

Your VA benefit in South Carolina, explained without the runaround: zero down, no monthly mortgage insurance, the funding fee most disabled veterans skip, and how to prove eligibility. Read it here or get it emailed.

What makes a VA loan different?

A VA loan is a mortgage backed by the U.S. Department of Veterans Affairs for eligible service members, veterans, and surviving spouses. For those who qualify it's the strongest loan in the country: zero down payment, no monthly mortgage insurance, and strong VA-backed terms. It works statewide in South Carolina, wherever you're buying a primary home.

Who qualifies, and what's a COE?

Eligibility depends on your service era and duty status, not a single rule — the minimum service period differs for veterans who served before 1980, after 1980, and after the 1990 Gulf War era, and there are exceptions for a service-connected discharge. Common paths are a minimum active-duty period (roughly 90 days to 24 months depending on when you served), six years in the Guard or Reserves, or surviving-spouse eligibility. The definitive check is your Certificate of Eligibility (COE) from the VA, which we can usually pull for you the same day — so we start there rather than guess. You can use the benefit more than once and restore it after selling.

The VA funding fee (and who skips it)

Instead of monthly mortgage insurance, VA charges a one-time funding fee that can be rolled into the loan. First use with zero down is 2.15% of the loan; subsequent use is 3.3%. Put money down and the fee drops. If you receive VA disability compensation, you're exempt from the funding fee entirely — a major savings many eligible veterans don't realize they have.

VA vs. conventional

For an eligible buyer, VA almost always wins: no down payment, no monthly insurance, and no loan limit with full entitlement. Conventional can make sense if you're putting 20% down and want to preserve your VA benefit for later, or on a property type VA won't finance. For most South Carolina veterans buying a primary home, VA is the better deal.

South Carolina veteran benefits

Beyond the VA loan itself, many states offer a disabled-veterans' property-tax exemption or credit, and some add their own homebuyer assistance that layers with VA financing. The specifics vary by state and county, so we check what South Carolina offers for your situation before you close.
